11 Drummond Str,
Bloubergstrand
The addition of a new story to the existing residential building at 11 Drummond Street in Bloubergstrand required a solution that was structurally sound yet exceptionally light. The primary constraint was ensuring the new floor could be supported by the existing structure (ring beam support on the parapet roof) without requiring costly and disruptive underpinning of the foundations, while also allowing the family to remain in the house throughout construction.
The Speedfloor suspended concrete flooring system was the ideal choice, addressing both structural and logistical challenges:
Core Product Benefits Highlighted:
-
Lightweight Construction: Speedfloor is significantly lighter than traditional full in-situ slabs. This reduced dead load was crucial, allowing the new floor to be safely supported by the existing ring beam structure without the need for intrusive and expensive foundation reinforcement or underpinning.
-
Zero Residential Disruption (Non-Propping): The system's non-propping capability meant the slab could be erected directly above the occupied dwelling. Crucially, the Speedfloor joists provided sufficient space for stripping/access, eliminating the need for any temporary support structures entering the living space below.
-
Client Continuity: By eliminating internal disruption and minimizing weight, the project was successfully completed without the family having to move out for the duration.
This project perfectly showcases Speedfloor's unique advantages for non-invasive vertical extensions, providing a quick, lightweight, and hassle-free solution for property owners.
